Making an Offer

By fully understanding the needs of both the buyers and the sellers, we are uniquely positioned to help structure and write up an offer on any given property. In some cases sellers are anxious to move on and will entertain offers below the asking price, whereas many sellers are firmly set in where the listed price is. By disclosing that information which is allowable by Agency relationship, we can help you structure an offer that is considered by the seller to be respectful and appropriate to what the property was listed for.

Here in Vermont an offer in conveyed by way of a Purchase and Sale Contract. This outlines what you are offering for what property and what conditions the offer contains. This is accompanied by a deposit, which is held in an escrow account by the listing broker, and the offer is conveyed to the Seller. If the Seller accepts, and signs the Purchase and Sale Contract, it then becomes binding and from the time of signing all time-frames start. If the Seller does not accept the offer and rejects the offer outright, your deposit is fully refunded to you and the contract is null and void. However, if the Seller rejects the offer but counters with a different offer that would be acceptable, the Buyer can then choose to continue negotiating until such time as an agreement is reached.
